Kathmandu

Kathmandu · Bagmati Province

The capital — Nepal's deepest, most liquid property market.

Kathmandu is the national capital and the country's commercial, political and cultural heart. It has by far the largest concentration of jobs, schools, hospitals and amenities, which keeps housing demand persistently high and land values the steepest in Nepal. The market spans dense old-city cores, established diplomatic neighbourhoods and fast-growing northern and ring-road fringes.

Getting around

Served by Tribhuvan International Airport, the Ring Road and the main highway arteries to Pokhara, the Terai and the Tibet border. Getting around relies on microbuses, public buses, taxis and ride-hailing apps; traffic congestion inside the Ring Road is the city's biggest daily friction, so proximity to a Ring Road junction is prized.

Climate

Temperate valley climate at roughly 1,400 m. Warm, monsoon-fed summers (June–September) and cool, dry winters; mornings can be foggy and chilly from December to February. Far milder than the Terai, with rare extremes of heat.

Jobs & economy

The widest job base in the country — government, banking and finance, IT and outsourcing, tourism and hospitality, trade, NGOs and international organisations. Most national headquarters sit here, which sustains a large white-collar rental market.

Investment outlook

A long-established, comparatively liquid market where well-located valley land has historically held value. Demand drivers are limited buildable land, steady in-migration and the depth of the local economy. Buyers should weigh congestion, water access and seismic considerations, and verify the Lalpurja and road access carefully before committing.
